How much is my house worth in Dundee?
It depends on your street, the condition of your home and what similar homes nearby have sold for. Your Home Report includes a surveyor’s valuation, but the best starting point is a free valuation visit: we spend around 45 minutes at your home and give you a written figure, with no obligation.
What is a Home Report, and who pays for it?
A Home Report is required to sell most homes in Scotland. It contains a surveyor’s survey and valuation, an energy report and a questionnaire you complete. It must be no more than 12 weeks old when your home goes on the market. The seller normally pays, usually several hundred pounds. With Westholme, you pay your surveyor upfront and claim the full cost back after a successful sale.
Is the Home Report value what my house will sell for?
Not necessarily. The Home Report value is the surveyor’s view and is what lenders use, but the final price depends on demand. In Scotland many homes are marketed at “offers over”, and strong interest can push the price above the Home Report figure. We will advise you on the right asking price.
How much do estate agents charge in Dundee?
Fees vary between agents. Some charge a percentage of the sale price, others a fixed fee. We agree our fee with you at the valuation, so you know the full cost before you decide.
What do I need to sell my house in Scotland?
You will need a solicitor, your title deeds (your solicitor can get these), a Home Report, a figure from your lender to clear your mortgage, and any guarantees, certificates or building warrants for work done on the property. We will guide you through each step.
